Agent vs. Realtor: The Key Difference That Changes Everything

This distinction matters more than you think, especially when you’re choosing someone to represent you in Oregon or Washington. They sound interchangeable, but they’re not—and knowing the difference protects you.


The Legal Definition

Any licensed person selling real estate in Oregon or Washington is a real estate agent. That’s the legal category. To get that license, you pass the state exam, meet education requirements, and affiliate with a brokerage. Simple.

A REALTOR® is a trademark. It’s held by the National Association of REALTORS (NAR). To use that designation, an agent must be NAR member, pay membership dues, and agree to the NAR Code of Ethics. Not all agents are REALTORS, but all REALTORS are agents.


What This Means for You

When you interview agents, ask: “Are you a REALTOR, and if so, how long have you been a member?” That tells you something about their commitment to professional standards. Ask about their brokerage too. Not all brokerages are equal, and the brokerage behind your agent matters significantly for transaction handling and dispute resolution.

In Washington, the same applies. Washington has strong licensing and brokerage oversight. Whether you’re buying in Seattle, Tacoma, or smaller markets, understanding your agent’s affiliation (brokerage and NAR membership) gives you real protection.


The Local Portland Market Context

I work across multiple brokerages in Oregon and Washington. The market in Portland and surrounding areas is sophisticated enough that buyers and sellers expect professional credentials. REALTOR status, combined with years of local market knowledge, is the baseline for serious representation.


My Bottom Line

Don’t assume all real estate professionals have the same oversight or ethical framework. Ask. Know whether your agent is a REALTOR, how long they’ve been in the business, and what happens if disputes arise. That small amount of diligence prevents major headaches later.
